Tréppan Vision: AED 700 million and a robot on every floor

The launch that drew the most attention on day one came from Fakhruddin Properties, the Titanium sponsor of IPS 2026. Tréppan Vision is an AED 700 million mixed-use development in Dubai Land Residence Complex (DLRC) that combines residential apartments with office and retail space. The proposition is built around eight specialised robotic services, with dedicated robots operating on every floor: reception and household assistance, security, cleaning, coffee preparation, healthcare support and delivery are among the roles the developer has listed. The homes are AI-enabled, so residents manage their living environment through connected systems, and the project adds wellness support and sustainability systems to the package. Completion is scheduled for the fourth quarter of 2029.

Yousuf Fakhruddin, CEO and Managing Partner of Fakhruddin Properties, described the aim as an ecosystem that supports wellbeing, convenience, technology and sustainability. The wider point for the market is that robotics and AI have moved from the brochure into the specification of a tower in Dubai Land Residence Complex, not only into the top end of the market. For a buyer that raises a practical question that did not exist five years ago: who owns, maintains and pays for the robots after handover, and how that cost enters the service charge. The answer belongs in the sale and purchase agreement and in the building management documents, not in the stand presentation.

Danube: 10% off for 20% paid, and 11 projects in 11 months

Danube Group was the loudest voice on incentives. Founder and Chairman Rizwan Sajan put the show offer in one sentence: “We are offering a 10 per cent discount. That means if you pay 20 per cent, I will give you 10 per cent off.” He also repeated the company’s delivery pledge: “Today, we have promised to deliver 11 projects in 11 months. This is not a small thing, we will do it.”

The pledge builds on Danube’s announcement of 30 July 2026, when the company said it would hand over 11 projects over the following 12 months: Elitz 1 and 3 in Jumeirah Village Circle, Sportz in Dubai Sports City, Viewz 1 and 2 in Jumeirah Lakes Towers, Oceanz 1, 2 and 3 in Dubai Maritime City, Fashionz in Jumeirah Village Triangle, and Oasiz 1 and 2 in Dubai Silicon Oasis. In that announcement Sajan said the cost of construction materials had doubled because of regional geopolitical developments and that the company had absorbed the increase rather than pass it on to buyers. Exhibition discounts of this kind are common in Dubai and they are real money on a two-bedroom apartment, but they are only worth what the contract says: the discount, the payment schedule and the completion date must all be written into the agreement that is registered with DLD.

What the Dubai Land Department told investors about 2026 to 2033

The opening conference session was titled “From 2026 to 2033: DLD Leadership on the 2033 KPIs and 2026 Pillars” and covered investor outlooks, financing and governance. The speakers were Majid Al Marri, CEO of the Corporate Support Sector at the Dubai Land Department, Dubai real estate expert Ismail Al Hammadi, and Dawood Al Shezawi, President of the IPS Congress and CEO of the organiser.

The reference document is the Dubai Real Estate Sector Strategy 2033, launched by DLD on 28 October 2024 under its Director General, Marwan Ahmed bin Ghalita. Its targets for 2033 are AED 1 trillion in real estate transactions, a doubling of the sector’s contribution to Dubai’s GDP to AED 73 billion, a 70% increase in the number of transactions, a home ownership rate of 33%, and growth in the value of real estate investment funds and portfolios to AED 20 billion. The strategy is organised into six ten-year programmes: transparency and global marketing, data and governance, flexible urban planning, real estate investment funds, affordable housing and sustainability, and Emirati competitiveness in the sector. It is aligned with the Dubai Economic Agenda D33, the Dubai Social Agenda 33 and the Dubai 2040 Urban Master Plan.

The market DLD is steering towards those targets is already large. Real estate transactions in Dubai reached AED 917 billion in 2025 across more than 270,000 deals, up 20% on 2024, a figure DLD reported on 12 January 2026 and which the Dubai Media Office repeated in its 20-year review of The Executive Council on 7 September 2026. In the first quarter of 2026 transactions reached AED 252 billion, up 31% by value and 6% by number (60,303 transactions), with AED 173 billion of investment across 57,744 deals, 29,312 new investors and AED 148.35 billion of foreign investment, up 26%, according to DLD’s release of 9 April 2026. On the supply side, 104 projects and 24,537 units worth about AED 111 billion were completed in the first half of 2026. And on 3 September 2026, four days before the show, DLD launched its AI-powered Initial Registration platform, which registers developer transactions in under five minutes instead of 30.

What IPS 2026 means for a business or an investor in the UAE

Three things follow from the show for a company or an individual deciding whether to buy, invest or set up in Dubai’s property sector.

The event calendar is a cost. IPS shares Dubai World Trade Centre and the 7 to 9 September dates with AIM Congress 2026, and hotel rates near DWTC rise sharply on exhibition dates: a Khaleej Times check found Novotel DWTC at AED 825 instead of AED 300 for the September event dates. Anyone travelling in for the show should book accommodation together with the badge, not after it.

A stand discount is not a registered contract. Off-plan sales in Dubai are regulated by DLD and its Real Estate Regulatory Agency (RERA): the project must be registered, buyer payments go into the project’s escrow account under Dubai Law No. 8 of 2007, and the sale is recorded in the Oqood register of off-plan contracts. The 4% DLD registration fee applies to off-plan purchases as well as to ready property. Before paying a booking deposit at the show, check the project and the developer in the Dubai REST app, ask for the escrow account details and confirm that the discount, the payment plan and the completion date appear in the sale and purchase agreement.

Property can carry residency. A property investment of AED 2 million or more can qualify the owner for a 10-year UAE Golden Visa, and Dubai Holding now builds Golden Visa guidance into purchases at Nakheel and Meraas. Conditions differ for off-plan and mortgaged property, so the visa route should be checked before the unit is chosen, not after. The same logic applies to a company: a brokerage, a property management firm or a holding company that will own units needs a licence, a corporate bank account and residence visas for its staff, and each of those has its own timeline.

  • Confirm that the developer and the project are registered with DLD and RERA; check both in the Dubai REST app.
  • Ask for the project’s escrow account number; payments to any other account are not protected under Law No. 8 of 2007.
  • Get the discount, the full payment schedule and the completion date in writing in the sale and purchase agreement.
  • Budget the 4% DLD fee, the Oqood registration and the annual service charges on top of the price.
  • Decide the ownership vehicle first, personal name or UAE company, since it affects bank financing, Golden Visa eligibility and inheritance.
  • If residency is part of the plan, verify the AED 2 million Golden Visa threshold and the treatment of off-plan and mortgaged units before choosing the unit.
