Deyaar 9M 2026 Profit Before Tax Rises 27% to AED 541.5 Million as Handovers Top 2,100 Units

23 October 2026

Deyaar Development, a Dubai developer listed on the Dubai Financial Market (DFM), earned AED 541.5 million in profit before tax in the first nine months of 2026, up 27% from AED 425.7 million a year earlier. Revenue grew 5% to AED 1.52 billion (AED 1,522.9 million), so the profit before tax margin widened to 35.6% from 29.4%. Since the start of 2026, the company has handed over more than 2,100 units in its residential communities in Dubai. In the third quarter alone, profit before tax rose 29% to AED 205.4 million. Deyaar published the results on 23 October 2026.

What Deyaar reported for nine months

According to the company release, profit before tax for January to September 2026 reached AED 541.5 million against AED 425.7 million in the same period of 2025. Total revenue was AED 1,522.9 million against AED 1,447.0 million. Profit grew more than five times faster than revenue, and Deyaar attributes the wider margin to efficient execution and disciplined cost management.

The release reports profit before tax only. Net profit after the 9% UAE corporate tax is not stated in it, so all comparisons in this article use profit before tax.

Third quarter: profit before tax up 29%

Third quarter profit before tax was AED 205.4 million, up 29% from AED 159.1 million in the third quarter of 2025. Year on year growth has picked up with each quarter of 2026:

Quarter, AED million 2026 2025 Change

Q2 profit before tax 188.3 146.8 +28%
Q3 profit before tax 205.4 159.1 +29%

The nine-month release does not give quarterly revenue. Based on the cumulative figures in Deyaar’s first-half and nine-month releases, our calculation puts third quarter revenue at about AED 570.3 million, against AED 521.6 million a year earlier, or roughly 9% growth. In the first half of 2026, revenue grew only 3%, to AED 952.6 million.

Handovers: more than 2,100 units since January

Deyaar says the total number of units handed over since the start of 2026 exceeded 2,100 across several of its residential communities in Dubai. The company links the results to this delivery: completed handovers convert its sales portfolio into realised results and, in its words, support future revenue visibility.

Chief Executive Officer Saeed Mohammed Al Qatami said Deyaar’s performance in the first nine months of 2026 “is built on delivery” and that the handovers turned commitments made to customers “into homes they now own”. He named the Dubai Economic Agenda D33 and the Dubai 2040 Urban Master Plan as the long-term fundamentals behind the business and said the company aims to enter 2027 “not simply larger, but stronger”, with maturing projects contributing at scale.

How 2026 has developed so far

The nine-month result continues the trend of Deyaar’s earlier reports this year:

  • First quarter, published 12 May 2026. Profit before tax rose 23.3% to AED 147.7 million and revenue 3.2% to AED 447.1 million. Deyaar said revenue grew despite a downturn in hospitality, offset by property and facility management. Total assets were AED 8,151.5 million at 31 March 2026.
  • First half, published 3 August 2026. Profit before tax rose 26% to AED 336.1 million and revenue 3% to AED 952.6 million.
  • Nine months, published 23 October 2026. Profit before tax rose 27% to AED 541.5 million and revenue 5% to AED 1,522.9 million.

For reference, Deyaar ended 2025 with profit before tax of AED 637.9 million, up 26%, revenue of AED 1,972.1 million, up 30%, and total assets of AED 8,027.6 million. In February 2026 it put its development pipeline at about AED 7 billion and proposed a 5% dividend, its third consecutive year of dividends. Its high-rise project Downtown Residences, launched in June 2025, is planned to reach 445 metres.

Plans for the rest of 2026

Deyaar says it enters the fourth quarter with a project pipeline progressing to plan. Its stated priorities are maintaining profitability and earnings quality, delivering handovers on schedule and advancing construction across active projects. The release gives no numeric guidance for the full year. Outside development, the company highlights its partnerships with Al Jalila Foundation, which supports cancer care, and Dubai Club for People of Determination.

What it means for businesses and investors in the UAE

Quarterly results do not change property rules, fees or mortgage criteria in Dubai, and the Deyaar release does not announce such changes. For buyers and investors, the report is public data on a listed developer’s delivery and profitability.

  • Delivery record. More than 2,100 units handed over in nine months is a verifiable figure for anyone comparing developers before an off-plan purchase. In Dubai, payments for off-plan units go into a project escrow account under Law No. 8 of 2007, while the timing of completion still depends on the developer.
  • Market context. Handovers add completed homes to the market. Recent figures are in our article on Dubai ready apartment sales of AED 12.8 billion in Q3 2026.
  • Financing. Banks finance ready and off-plan units on different terms, so the stage of a project matters when a purchase depends on a mortgage. Our guide to mortgages in the UAE for residents and non-residents covers down payments, documents and timelines.
  • Residency. Property is also a route to long-term residency: u.ae lists a minimum property value of AED 2 million for investors applying for the Golden Visa through real estate. The steps are in our UAE Golden Visa guide.

Conclusion

Deyaar closed the first nine months of 2026 with profit before tax of AED 541.5 million, up 27%, on revenue of AED 1.52 billion, up 5%, and a profit before tax margin of 35.6%. Quarterly profit growth rose from 23.3% in the first quarter to 29% in the third, and the company handed over more than 2,100 units since January.
